As we continue to grow, we are seeking a dynamic and experienced Maintenance Supervisor/Foreperson to join our team and drive our relationships with hyperscale clients to new heights.

Maintenance Supervisor/Foreperson:

The Maintenance Supervisor/Foreperson will supervise, monitor, and direct the performance of maintenance services within the Data Center. You will be the main point of contact for all communication between the onsite team, offsite teams, and our client. The Foreperson is responsible for managing and leading the team of maintenance technicians and ensuring they complete their tasks on time and to the client’s standards. The ideal candidate for this role has demonstrated leadership experience with strong organizational and communication skills.

Responsibilities:

• Scheduling Personnel to provide Maintenance Services sufficient for the Facilities' operations to meet business needs communicated by the client

• Ensuring all Services are performed in accordance with the client's policies, including safety requirements

• Scheduling Maintenance Services necessary to maintain the Facilities' infrastructure systems in accordance with the comprehensive infrastructure maintenance program at the Facilities

• Maintenance Program. Maintenance Services and Foreperson Services will include the development, implementation, maintenance, and continual enhancement of the Maintenance Program, which will include:

o Rounds: Touring the Facilities for the purpose of taking readings and observing equipment/infrastructure/Facilities status/conditions and notifying the client via email of abnormal conditions

o Facilities Inspections: Conducting periodic inspections of the Facilities and notifying the client via email of any findings, including any items requiring action and a timeframe for their completion

o Procedures: As necessary, developing and/or adopting procedures for handling the following in relation to the Maintenance Program: Equipment operations, Work requests, Incident reports, Notifications, Workload tracking, Building operations manual, Emergency response, Life safety compliance, and Disaster avoidance planning (weather events, equipment failures, utility loss, etc.)

• Preventative Maintenance Services: As needed and with prior written authorization from the client, Maintenance Services and Foreperson Services will include:

o Ongoing preventive equipment maintenance, including activities dictated by the equipment manufacturer to maintain equipment warranty and in the best interests of long-term equipment health

o Implementing ongoing improvements to the Maintenance Program

o Overseeing preventative maintenance activities performed by third-party vendors.

• Predictive Maintenance Services: As needed and with prior written authorization from the client, Maintenance Services and Foreperson Services will include utilizing equipment monitoring data to establish a predictive maintenance schedule based on equipment operating parameters and equipment condition as opposed to more traditional schedule-based maintenance.

Required Qualifications:

• 2-5 years of Management experience

• Experience with a CMMS or other Maintenance Monitoring Systems

• Strong written and verbal communication skills

• Strong organizational skills

• Follows all MOPs and SOPs

• Remains compliant with SLAs

• Have a good understanding of mechanical and electrical equipment

• Familiarity with either Microsoft Office suite of Google applications

• Compiled concise business reviews, emphasizing key performance indicators (KPIs), in a fast-paced environment.

Preferred Qualifications:

• Data Center experience

• 2-5 years of Critical Facilities Maintenance experience

• Vendor management experience

• Inventory management experience

Physical Requirements:

• Ability to lift and carry heavy equipment, up to 40lbs.

• Ability to climb ladders and multiple flights of stairs to access elevated equipment

• Ability to stand for long periods of time in various work environments

• Ability to bend, stoop, kneel, and reach for equipment related tasks

• Basic physical fitness to respond quickly to emergency situations and navigate areas quickly

• Ability to move quickly and efficiently withing various work environments to troubleshoot issues or respond to emergencies.

• Good hand-eye coordination and dexterity for working with small components and connectors

• Clear vision, with or without correction, to perform tasks requiring attention to detail and precision while wearing safety glasses

• Ability to differentiate between color-coded warning signs, labels, and cables

• Ability to work in environments with a wide variety temperature inside a facility

• Ability to work outdoors in various weather conditions, including extreme temperatures, rain, or snow

• Capability to work in environments with elevated noise levels while wearing hearing protection

• Possession of a valid driver’s license for work-related travel, as required
