Property Coordinator:

Salute is searching for a Property Coordinator to help oversee the day-to-day upkeep, operations, and enhancements of a 500,000-sf specialty facility which combines the manicured finishes of Class A commercial real estate with the sensitive infrastructure of hyperscale data centers.

The Property Coordinator will support the Commercial Property Manager in handling all aspects of building maintenance and operations excluding critical infrastructure systems. This position requires a strong ability to manage administrative duties and internal projects with internal and external associates. The ideal candidate for this role is detail oriented, dedicated to continuous improvement, and passionate about healthy workplace dynamics.

Essential Duties and Responsibilities:

  • Provide full administrative support to the Property Manager including phone support, typing, reports, filing, and distribution of correspondence.
  • Schedule and coordinate meetings/special events as requested.
  • Support the planning, budgeting, and control of operating and capital expenditures.
  • Schedule and facilitate maintenance and other requests with customers and vendors.
  • Prepare RFP’s for bidding processes.
  • Manage received invoices and coordinate payment with accounts payable.
  • Assist the monitoring of performance of vendor teams to include but not limited to; custodial, security, landscaping, waste removal, drywall, painting, plumbing, lighting, glazing, and snow removal services.
  • Conduct regular property inspections to remediate maintenance issues and identify opportunities for improvement throughout the facility.
  • Maintain and stock office supplies, break room items, and kitchen supplies.
  • Assist with site visits from vendors, investors, and other internal and external associates.
  • Maintain tenant and vendor contact list.
  • Additional duties assigned by the Property Manager.
  • Maintain a safe working environment.

Minimum Qualifications:

  • One to two years of experience in real estate, property management, or other related administrative / office experience.
  • High school diploma or GED equivalent (college courses preferred)
  • Exceptional organizational abilities with keen attention to detail.
  • Ability to effectively remediate sensitive issues, complex inquiries, or complaints without direction.
  • Strong problem-solving skills to address customer, employee, or management concerns efficiently.
  • Strong proficiency in the use of Microsoft Excel, Outlook, PowerPoint, and Word.
  • Willingness and desire to continue your professional development.
  • A proven record of providing excellent internal and external customer service.
  • Strong organizational skills and detail orientation.
  • The ability to multitask and manage multiple activities and priorities.

Preferred Qualifications:

  • Associate or bachelor’s degree in business, real estate management, finance, construction management, or a related field of study.
  • Experience in Class A commercial real estate.
  • Familiarity with the data center industry.

Physical Requirements:

  • Ability to lift and carry heavy equipment, up to 40lbs.
  • Ability to climb ladders and multiple flights of stairs to access elevated equipment.
  • Ability to stand for long periods of time in various work environments.
  • Ability to bend, stoop, kneel, and reach for equipment related tasks.
  • Basic physical fitness to respond quickly to emergency situations and navigate areas quickly.
  • Ability to move quickly and efficiently within various work environments to troubleshoot issues or respond to emergencies.
  • Good hand-eye coordination and dexterity for working with small components and connectors.
  • Clear vision, with or without correction, to perform tasks requiring attention to detail and precision while wearing safety glasses.
  • Ability to differentiate between color-coded warning signs, labels, and cables.
  • Ability to work in environments with a wide variety of temperature inside a facility.
  • Ability to work outdoors in various weather conditions, including extreme temperatures, rain, or snow.
  • Capability to work in environments with elevated noise levels while wearing hearing protection.
  • Possession of a valid driver’s license for work-related travel, as required.

Physical Demands:

  • Lifting requirements are intermediate and may be required to occasionally lift, carry, push, pull, or otherwise move objects up to 10 – 25 pounds.
  • While performing the duties of this job, the employee is regularly required to frequently stand, walk; use hands, handle, or feel, and reach with hands and arms.

Travel:

  • Limited travel may be required in this position – typically < than 5% annually.

    Additional Eligibility Qualifications:

    • Must be willing to submit to a full criminal background check, the results of which may or may not bar employment, following applicable state and federal laws.
    • Must be willing to submit to a drug screen, with which results will be interpreted and applied to an employment eligibility determination following applicable state and federal laws.
